Mold Remediation: Attic Growth in North Creek Split-Level
A North Creek split-level had black spotting across 60% of the attic sheathing. The bathroom fan had been dumping moist air into the soffit for years. We set negative air, removed the contaminated insulation, HEPA-vacuumed every surface, and applied a botanical antimicrobial. Then we sealed the sheathing with a mold-resistant coating and fixed the ventilation - added proper soffit baffles and extended the bath fan to the ridge vent. A grease fire in a Downtown Bothell craftsman sent protein soot through the kitchen and into the HVAC returns. We ultrasonically cleaned the cabinet hardware, sealed the walls with a shellac-based primer, and ran a hydroxyl generator for three days to break down the odor molecules without evacuating the residents. The master bedroom ceiling collapsed at 2 a.m. We tarped the roof at first light, set up drying equipment in the bedroom and attic, and scoped the rebuild while the dehumidifiers ran. The insulation was R-19 fiberglass - saturated and compressed to R-6 equivalent. We replaced it with R-21 batts, rebuilt the ceiling with 5/8-inch drywall for the texture match, and painted to the corner so the repair disappears. The drying logs and photo record went to the adjuster with the invoice.
Sewage Cleanup: Main Line Backup in Mill Creek Country Club Area Home
A main line backup in the Mill Creek Country Club area sent Category 3 water through a finished basement. Category 3 means grossly contaminated - any porous material it touches is removed, not cleaned. We cut the drywall at 24 inches, pulled the carpet and pad, and removed the base trim. The concrete slab got HEPA vacuuming, antimicrobial treatment, and a penetrating sealer. Then we rebuilt: new insulation, new drywall, new LVP flooring that won’t absorb water if it happens again.
