Damage Restoration Before & After in Bothell, WA

Photos don’t exaggerate. They show what water, fire, or mold actually does to a Bothell home, and what it looks like when the work is finished right. We’ve documented every job since 2011 because documentation is how claims get paid and how homeowners know the job was real.

Water Damage Restoration: Burst Supply Line in Canyon Park Townhome

Before: Water damage in Canyon Park townhome with saturated carpet and baseboard staining
Before: Saturated carpet, wicking baseboards, and a moisture reading of 28% on the drywall after a burst supply line on the second floor.
After: Restored Canyon Park townhome with new flooring and painted walls
After: Drywall replaced to 24 inches, new LVP flooring, and moisture readings documented below 12% on every surface.

A Canyon Park townhome had a burst supply line while the owner was at work. By the time we arrived, water had traveled down two walls and pooled in the garage ceiling below. We extracted standing water, set up a six-air mover and two-dehumidifier drying chamber, and ran daily psychrometric logs - that’s temperature, relative humidity, and vapor pressure differential tracked against IICRC dry standards. The garage ceiling was tertiary drying, meaning we used an Injectidry system to push dry air through the cavity without tearing out the whole thing. Five days to dry, two days to rebuild. The photo record went to the adjuster same day.

Mold Remediation: Attic Growth in North Creek Split-Level

Before: Mold growth on North Creek attic sheathing and rafters
Before: Visible mold on attic sheathing, with moisture readings of 19% on OSB and inadequate soffit ventilation.
After: Cleaned and sealed North Creek attic with new ventilation
After: HEPA-vacuumed, treated, and sealed sheathing with corrected intake ventilation and a post-remediation clearance sample.

A North Creek split-level had black spotting across 60% of the attic sheathing. The bathroom fan had been dumping moist air into the soffit for years. We set negative air, removed the contaminated insulation, HEPA-vacuumed every surface, and applied a botanical antimicrobial. Then we sealed the sheathing with a mold-resistant coating and fixed the ventilation - added proper soffit baffles and extended the bath fan to the ridge vent. Post-remediation, the clearance sample came back below detection limits. The owner got the lab report, the photo record, and the Haven Standard 365-Day Done Right Promise in writing.

Fire & Smoke Damage Restoration: Kitchen Grease Fire in Downtown Bothell Craftsman

Before: Soot-covered cabinets and walls after kitchen grease fire in Downtown Bothell
Before: Protein soot on cabinets, walls, and ceiling from a grease fire with smoke migration into the HVAC system.
After: Cleaned and repainted Downtown Bothell kitchen with new cabinet doors
After: Ultrasonic-cleaned hardware, sealed and repainted walls, new cabinet doors, and HVAC duct cleaning with photo documentation.

A grease fire in a Downtown Bothell craftsman sent protein soot through the kitchen and into the HVAC returns. Protein soot is nearly invisible but aggressively corrosive - it etches metal and discolors paint if left untreated. We ultrasonically cleaned the cabinet hardware, sealed the walls with a shellac-based primer, and ran a hydroxyl generator for three days to break down the odor molecules without evacuating the residents. The HVAC ductwork got rotary-brush cleaning with a photo record of every trunk line. The cabinets needed new doors - the frames were salvageable, the door faces weren’t. We wrote the scope, named the price, and started only after the owner signed.

Storm & Disaster Restoration: Wind-Driven Rain in Thrashers Corner Ranch

Before: Water intrusion and damaged ceiling after wind-driven rain in Thrashers Corner
Before: Ceiling collapse in the master bedroom from wind-driven rain through compromised roof decking during a November storm.
After: Rebuilt master bedroom with new insulation, drywall, and paint in Thrashers Corner home
After: Roof deck repaired, insulation replaced, ceiling and walls rebuilt, and texture-matched to the original 1978 finish.

A Thrashers Corner ranch took wind-driven rain through a lifted ridge vent during the November storm that dropped three inches in six hours. The master bedroom ceiling collapsed at 2 a.m. We tarped the roof at first light, set up drying equipment in the bedroom and attic, and scoped the rebuild while the dehumidifiers ran. The insulation was R-19 fiberglass - saturated and compressed to R-6 equivalent. We replaced it with R-21 batts, rebuilt the ceiling with 5/8-inch drywall for the texture match, and painted to the corner so the repair disappears. The drying logs and photo record went to the adjuster with the invoice.

Sewage Cleanup: Main Line Backup in Mill Creek Country Club Area Home

Before: Category 3 water damage from sewage backup in Mill Creek area basement
Before: Category 3 water in finished basement with contamination on carpet, pad, drywall, and base trim.
After: Fully restored basement with new flooring, walls, and sealed concrete in Mill Creek area home
After: Complete removal of contaminated materials, sealed concrete slab, new insulation, drywall, and LVP flooring.

A main line backup in the Mill Creek Country Club area sent Category 3 water through a finished basement. Category 3 means grossly contaminated - any porous material it touches is removed, not cleaned. We cut the drywall at 24 inches, pulled the carpet and pad, and removed the base trim. The concrete slab got HEPA vacuuming, antimicrobial treatment, and a penetrating sealer. Then we rebuilt: new insulation, new drywall, new LVP flooring that won’t absorb water if it happens again. The owner got the photo record, the disposal manifest, and the drying log. Haven Standard, Clause 1: the written price came before the first cut.

Reconstruction & Cleanup: Post-Mitigation Rebuild in Bothell-Everett Highway Corridor Condo

Before: Gutted condo interior after water damage mitigation in Bothell-Everett Highway corridor
Before: Mitigation-complete condo with removed flooring, opened walls, and exposed framing after a slab leak.
After: Fully reconstructed condo with new flooring, cabinets, and paint in Bothell-Everett Highway corridor
After: New engineered hardwood, custom-matched baseboards, repainted walls, and a rebuilt kitchen with documented moisture verification.

A slab leak in a Bothell-Everett Highway corridor condo had already been mitigated by another company, but the owner didn’t trust the rebuild quote. We came in for a free second opinion - Haven Standard, no charge - and found the moisture verification was incomplete: no readings from the concrete slab itself, just the air. We re-checked with a calcium chloride test, confirmed the slab was dry, and scoped the rebuild. New engineered hardwood over a vapor barrier, custom-matched baseboards, full repaint, and a kitchen rebuild with cabinets from the same manufacturer as the originals. Reconstruction isn’t emergency work - it’s scheduled, scoped, and priced in writing before any material is ordered.
